/&gt;&lt;/a&gt;have mentally moved in when suddenly a challenge arises that could put a serious wrench in the home buying process. In today’s market, finding the home is only the start of a transaction that can have many stumbling blocks along the way.&lt;br /&gt;&lt;br /&gt;Here are the top 10 deal breakers buyers and sellers encounter that can impact the sale of a home:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;1. Fixtures and Personal Property Pitfalls&lt;/span&gt;&lt;br /&gt;I can’t tell you how many times I have seen deals falter because of disagreements over silly stuff like who gets the fireplace screen, the wall sconces or the appliances. For some buyers and sellers it can be difficult to distinguish between personal property and fixtures that come with the house. I once had someone try to take a beloved bathtub. Like the buyer wouldn’t notice?&lt;br /&gt;&lt;br /&gt;How to avoid it- Disputes over fixtures and personal property are common. It is important to educate your client about the difference between attached appliances and personal property but there are times when the lines get blurred. Wall mounted flat screen TVs are frequently an issue. If something is really special to a homeowner, recommend the sellers remove the item before you put the house on the market. Have a beloved chandelier? Replace it before you start showing the home with an acceptable alternative. If this isn’t possible, exclude it in MLS along with frequently confused items like that flat screen and make sure it is excluded at the time the offer is written as well. Buyers should investigate and include any items that are important to them.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;2. The dreaded ex-wife/husband&lt;/span&gt;&lt;br /&gt;There may be many reasons to dread an ex, but when it comes to selling a property, it can impact the sale of a home. We often see situations where the owners got divorced but he/she didn’t sign off. Finding this out late in the process can be problematic, especially when one of the parties no longer has a financial interest in selling the home. This scenario along with other clouds on the title can take time to clear. Bank owned properties often come with title issues such as unpaid garbage fines that can impact your closing.&lt;br /&gt;&lt;br /&gt;How to avoid it: Get a preliminary title report as soon as possible and be sure to ask your seller if there are any potential claims on the title.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;3. Buyers Buying “Stuff”&lt;/span&gt;&lt;br /&gt;Your first time home buyers are moving into their new home. They don’t have a washer and dryer of their own and the local appliance store is offering a smoking deal – get a store credit card, and save 15% on the purchase of your new appliances! Sound like a steal? It might just kill your deal.&lt;br /&gt;&lt;br /&gt;Time and again we counsel buyers not to make major purchases before close of escrow such as a new car or major appliances, and time and again, some appliance store has a great “deal” that kills the deal. Any major purchase the impacts your credit can also impact your loan being funded too.&lt;br /&gt;&lt;br /&gt;How to avoid it: Regularly remind your buyers to wait on appliance purchases, new car purchases, furniture and more until they the loan has been funded. Tell them to put those credit cards away until the paperwork is recorded.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;4. Failure To Disclose&lt;/span&gt;&lt;br /&gt;“But Ginger, I didn’t know I had to disclose that the hill behind the house next door came down last spring. It didn’t impact my part of the hill.” I have had to fight with sellers to get them to disclose certain facts about their home, but it is almost always better to over share when it comes to disclosure. Inevitably, a neighbor is going to tell the prospective buyer about the sliding hill, the formerly moldy basement or about the meth lab around the corner.&lt;br /&gt;&lt;br /&gt;How to avoid it: When in doubt, disclose, disclose, disclose. Problems always seem much bigger when they are uncovered by a buyer after they are in contract.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;5. Appraisal Nightmares&lt;/span&gt;&lt;br /&gt;We went through a period of time when appraisals always magically came in at the offer price. For the most part, those times are gone. Appraisals are common deal breakers, and in many transactions, you don’t just have one. Review appraisals of the first appraisal are commonplace.&lt;br /&gt;&lt;br /&gt;How to avoid it: Make sure the lender has a qualified appraiser. When possible, accompany the appraiser on the inspection. Prepare your clients in advance that the purchase price may have to be renegotiated or a higher down payment may need to be brought in if the appraisal comes in low.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;6. Who Owns What?&lt;/span&gt;&lt;br /&gt;Your buyer thinks they are getting a 6000 square foot lot, only to find out that the fence is built on the neighboring property. Or they think they own the driveway, but it is really an easement on property owned by the cranky old neighbor. Lot lines, shared driveways, and fences are common stumbling blocks in a transaction.&lt;br /&gt;&lt;br /&gt;How to avoid it: Review the preliminary title report carefully. Legal descriptions aren’t always easy to read, but take the time and effort to have your client do so carefully. Have a title officer walk you through the title report to explain anything unusual. You should have your client go to the city/county authorities to review the items on file. If your client is concerned about the lot boundaries, have them perform a survey. While surveys can be costly, not knowing the actual boundaries can be costlier says Diana Rugh, a Realtor with David Lyng Real Estate, in Santa Cruz County, California. If a client is only concerned about one side of the property, she has her clients perform a partial survey for just the side in question.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;7. No permits&lt;/span&gt;&lt;br /&gt;In many areas, unpermitted additions or remodels have become serious deal killers. Many cities and towns have implemented pre-sale inspections to fill their dwindling coffers.&lt;br /&gt;&lt;br /&gt;How to avoid it: If city/town inspections are required, get them in advance, correct any required issues, and get your clearance. Some municipalities don’t operate on the swiftest timeline, so start as early as you can.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;8. Unexpected inspection findings&lt;/span&gt;&lt;br /&gt;I used to work with an inspector that other agents called the deal killer and honestly, he was. But he was also a lawsuit saver. When you have a client paying hundreds of thousands if not multiple millions of dollars for a house, they should know what they are buying. I call inspection periods the second negotiation phase of the deal. Inspections are common deal breakers when agreement cannot be reached over repairs. Sarah Stelmok, a Realtor in Fredericksburg, VA almost lost a deal when the home inspection uncovered numerous dead felines in a crawl space. Amazingly enough, she was able to hold it together, the felines were removed and she closed the deal.&lt;br /&gt;&lt;br /&gt;How to avoid it: Get inspections before the property is actively on the market. Buyers will probably still get their own, but at least you can resolve serious problems that may send a buyer running in advance. Repairs almost always cost a seller less if the buyer knows about it before they write their offer.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;9. The lender changed the rules&lt;/span&gt;&lt;br /&gt;This may be hard to imagine, but sometimes you are ready to rock and roll, you got your buyer pre-approved, not just pre-qualified, you are in contract and everything looks great until- poof- the lender changes the rules. Suddenly your buyer can’t meet the lender documentation requirements. This would have been helpful to know in advance.&lt;br /&gt;&lt;br /&gt;How to avoid it: Unfortunately, there is not much that can be done to avoid it other than working with a reputable mortgage broker or lender with a solid record of closing transactions. If you represent the buyer, you may want to recommend the buyer leave their loan contingency in place until the loan is funded. If market conditions don’t permit this, make sure your buyer is aware of the ramifications if the loan doesn’t fund.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;10. The bank doesn’t care&lt;/span&gt;&lt;br /&gt;If the property being purchased is a short sale, the bank is pretty much in charge and they simply don’t care about your timeline. I have heard of people celebrating two and three year anniversaries of working on a short sale. When it comes to short sale timelines, anything goes, or better yet- who knows?!&lt;br /&gt;&lt;br /&gt;How to avoid it: The best way to save a deal when a bank is involved is to make sure your buyers have appropriate expectations about the process. Educate them of the pitfalls of working with a bank. You might want to share the handout found in this article on the 5 Most Common Complaints of Short Sale and REO Buyers.&lt;br /&gt;&lt;br /&gt;One of the best ways to avoid killing a deal- educating your clients about the entire home buying/selling process to make sure everyone is properly prepped goes a long way to holding deals together.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-style:italic;"&gt;Ginger Wilcox is Head of Training at Trulia. It has been especially difficult to manage without "The Squire" around to keep watch over everything. The food business has changed a lot in 37 years and is now entering another really exciting period with all this interest local, renewable and sustainable. We have taken what we think is the logical first step; this is a business that works the best if the owners are living on the premises - so we have put the entire business and real estate on the market. This would be an excellent opportunity for an energetic person or family to jump right into an established farm market with a loyal customer base."&lt;br /&gt;&lt;br /&gt;Well ... it worked! We found someone! Or they found us, or both! &lt;br /&gt;&lt;br /&gt;We are pleased to announce that Ludgate Farms is changing hands this coming January.  Having run the farm stand since its inception in 1973, the Ludgate family has sold the business to another local family, the Quinn-Jacobs. The Ludgate family will remain in the area and are looking forward to a variety of "second careers". &lt;br /&gt;&lt;br /&gt;The new owners, Katie &amp; Dave Quinn-Jacobs, are looking forward to contributing to the productivity and future development of the farm stand in the years ahead.  Katie is the founder of IthaCan, the local home food preserver’s network and both she and Dave are developers for Harvestation, the online farmer’s market that was launched this past harvest season.  Betsy Appleton, who has a strong background in the local food movement, will be the new Ludgate Farms general manager-in-residence. &lt;br /&gt;&lt;br /&gt;While bringing some fresh ideas and new initiatives to the store, the incoming management team is committed to maintaining the tradition of supplying the local community with a great selection of fresh produce, specialty groceries, bulk goods and locally produced items that Ludgate Farms has offered the Ithaca area for over three decades. If moving day has you feeling stressed, the following tips from the experts at GoMovers.com will help you prepare for a seamless transition.&lt;br /&gt;&lt;br /&gt;-Complete as much packing of the items you're packing yourself by the day before your moving day. Take care of any last minute items early in the morning on moving day. Doing so serves a dual purpose: Only the items the packers are handling will be left, which will help them concentrate only on what they're going to pack, and your mover won't need to wait around while you finish your portion of the packing job.&lt;br /&gt;&lt;br /&gt;-Before the movers arrive to pack and load, remove any obstacles so they'll have a clear path from the door to the truck. Also, check hallways and stairways and eliminate any items that are in the way. If you'll need to remove a stair railing or other ‘impediment’ to get larger items out of the house (your estimator should have alerted you to this), do so before the movers arrive.&lt;br /&gt;&lt;br /&gt;-Take a walk through the house and check closets and utility areas to make sure you haven't forgotten to pack anything that is coming with you to your new homes. Make sure the boxes you packed are clearly labeled and their room location at your destination is clearly marked on the box. Make sure all of your boxes are taped closed so nothing gets lost during transit.&lt;br /&gt;&lt;br /&gt;-Move your cars as needed to make room in the driveway so the movers have a clear line between the house and the truck.&lt;br /&gt;&lt;br /&gt;-Make accommodations for your pets. You might consider boarding or caging them on moving day or having them stay with a neighbor or relative during the actual move. You might be able to better accommodate them by taking them to your destination in advance. You'll want to do what's appropriate in order to keep them out of the way of the movers and help reduce their stress levels and anxiety.&lt;br /&gt;&lt;br /&gt;-Plan to be around to keep a watchful eye on both the packers and the movers while they're packing and loading your possessions. That way, you'll also be readily available to answer any questions they might have. In the second I was buying a replacement home. In the first, my home wasn't actually on the market, another agent came to me because our home fit the needs of her client.  At first request, having previously considered selling we gave an asking price, and verbally agreed to what we would accept, though the terms needed to be defined. We were not able to agree to the buyers' requested terms because we didn't have a home selected that would replace our current home.  So we weren't able to reach agreement.  &lt;br /&gt;&lt;br /&gt;Two months later, however, we did find a home that met our needs. We acted on it immediately, at the same time going back to the aent who brought us the original offer to find out if her clients were still interested. They were. There were other offers submitted and we immediately agreed to increase our offer price. She wanted to come in the afternoon to get the lighting just right. It makes me appreciate why we bought this house in the first place. It is an 1890's house that is by no means perfect or square but it has some amazing personality and soul. It was built when Interlaken was at its height of prosperity. We live on a street called Railroad Avenue, and by no coincidence. The street terminates where there once was a railroad stop. Our house was one of the nicest on the street and that is due to its proximity to the railroad stop. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Wednesday, Cande held a realtor's open house at our home complete with wine tasting, cheese, and bread. Another Realtor had a client in the area and they decided to stop by and do a walk through while Cande was here. We also had someone come for a showing on Saturday so we are doing well. Cande held a public open house on Sunday but no one came. The weather wasn't very nice. She got to see our place and meet our daughter for the first time. She asked a few very good questions about our situation. She wanted to know a.) How soon do you want to try and sell your home? b.) Where do you want to relocate to? c.) What will be the asking price of the home? &lt;br /&gt;We wanted to know what we needed to do to show the home as soon as possible. Her answer was to fix a few odds and ends that we had to get to anyway even if we were going to stay and also in an off-hand sort of way "oh and just tidy up the place," and she'd be back the following week to take some photos for the listing. &lt;br /&gt;This last sentence makes me smirk internally. You see, I am a recovering pack rat and my husband is a pack rat in denial. I say recovering because it's a disease that you are never really cured from. The idea of moving makes me cringe at the thought of having to get rid of the stuff one accumulates when one lives in one place for a while. &lt;br /&gt;I like to consider ourselves green individuals. This is just a simple excuse to hang onto everything in case one might use it later. What does a person do about said problem? Call the family for reinforcements. I say family because only they could manage to tolerate doing such a heinous task and they work for unlimited food and beverages. &lt;br /&gt;Over the weekend the family helped us clear the detritus of several years of living in one place. I'm not going to say that it was fun, but boy I guess I wouldn't mind staying so much now that it's done. Wouldn't they be mad if I called them up and said "April Fools!" I have wonderful employers. That time now is coming to a close. It's hard for me because I'd really love to keep her at work but she is getting to the point where she needs to have a day care situation.&lt;br /&gt;Truthfully the thought of leaving her with someone else has been one of the biggest heartaches of my life. It's amazing how you change when you become a parent. How someone can have such a death grip on your emotions and yet be so innocent and blissfully unaware of it themselves. You wonder if they will ever know just how much you unconditionally love them. What a sappy mother I am. &lt;br /&gt;So with a new expense at our feet, daycare, one place in our budget that could be trimmed is gas expenses. Other benefits of getting closer to our jobs would be more time in the day not spent in the car. I can tell you for a fact that 2 hours a day of forced confinement with your spouse is good for your relationship but it might be boarder line overkill couples therapy. &lt;br /&gt;We would also be closer to our family who also lives an hour away from our current home. You have provided that for us. &lt;br /&gt;&lt;br /&gt;It's true, there were some things that we improved about you. We didn't like the floors upstairs so we put in laminate flooring. We planned to replace the downstairs flooring with hardwoods Dan sawed himself. We didn't like the old ceilings and lighting in the kitchen and the dining room so we replaced those too. You are a great house and we wish we could pack you too when we move. &lt;br /&gt;&lt;br /&gt;We both now have jobs on the other side of that beautiful lake. We don't have time to enjoy your great wrap around porch, or ping pong in that great big garage. We have to move on, I hope you understand. It's not you it's our circumstances. We will find you a new family to enjoy your great virtues. If I buy a replacement home after Nov. 6,  2009, to use as my principal residence, do I have to sell my home to qualify for  the homebuyer tax credit?&lt;/b&gt;&lt;/div&gt; &lt;div&gt;&lt;strong&gt;&lt;/strong&gt; &lt;/div&gt; &lt;div&gt;A:  If you meet all of the requirements for the credit, the law does not  require you to sell or otherwise dispose of your current principal residence to  qualify for a credit of up to $6,500 when you buy a replacement home to use as  your principal residence. The requirements are that you must &lt;a id="OLE_LINK9" name="OLE_LINK9"&gt;buy, or enter into a binding contract to buy, the replacement  principal residence after Nov. 6, 2009, and on or before April 30, 2010, and  close on the home by June 30, 2010.&lt;/a&gt; Additionally, you must have lived in the  same principal residence for any five-consecutive-year period during the  eight-year period that ended on the date the replacement home is purchased. Those buyers must close on their new home purchase by June 30 of that year. Also, members of the military who find themselves serving overseas are eligible for the credit until May, 2011.&lt;br /&gt;&lt;br /&gt;Many experts in the housing market tied an increase to housing sales to the tax credit, which was slated to expire soon. In fact, home sales dropped 3.6 percent in September, with some saying that the coming expiration of the housing credit played a role in that decline.&lt;br /&gt;&lt;br /&gt;"The rebound in the housing market was one of the big factors that contributed to the growth of the economy in the last quarter and brought hundreds of thousands of families into the housing market," Obama said. "We want to give even more families the chance to own their own home."&lt;br /&gt;&lt;br /&gt;A smaller version of the credit has also been created for people who plan on buying a new home. A homeowner who has lived in their house for at least five years is entitled to a $6,500 credit if they buy a new primary residence.&lt;br /&gt;&lt;br /&gt;There are a number of limitations on the tax credit. For example, the property people plan on purchases cannot be more than $800,000. How much people earn also plays a factor, though the bill does expand income thresholds for the credit. The amount of the tax credit decreases as his/her income approaches the maximum limit. We reviewed all of the questions emailed to the Home Buying Institute over the last six months. We made a list of the most common mortgage-related questions sent in by home buyers, and we answered them below. What’s the result? A must-read article for first-time home buyers!&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;So here they are, starting with the &lt;em&gt;most common&lt;/em&gt; mortgage question we receive…&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;&lt;strong&gt;1. What credit score do I need to get a mortgage? &lt;/strong&gt;&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;In the past, we did not get this question as much as we do today. Yet, it has quickly risen to #1 in terms of frequency. There are two reasons for this — economic recession and media coverage. The housing crisis of 2008 led to a full-scale economic recession in 2009. Long story short, it’s harder to qualify for a mortgage loan in the current economy. Lenders today are more strict with their lending criteria, including credit scores. There has been plenty of media coverage about all of this, and that’s why so many home buyers are asking this question. So let’s answer it.&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;First, you need to realize that the numbers I’m about to give you are only averages. Every lender has its own standards and criteria, and they vary a lot. Lenders will also review other criteria, in addition to your credit score (income, debt, affordability, etc.). In the current economy, you’ll probably need a credit score of at least 670 to qualify for a mortgage loan. In order to get the best rates on a mortgage, you’ll need a score of 750 or higher. Again, these numbers are not set in stone. They are merely averages taken from recent surveys.&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;&lt;strong&gt;2. How much of a mortgage loan can I afford?&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;The most important thing to understand is that you must answer this question for yourself. A mortgage lender cannot tell you how much you can afford to pay each month — they can only tell you what they’re willing to lend you. It’s possible to get approved for a mortgage that’s too big for you. It happens all the time, and it often ends up with a foreclosure situation. So you need to set your home buying budget early on in the process, &lt;em&gt;before&lt;/em&gt; you start talking to lenders.&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;This is a relatively simple process. All you need to do is subtract your monthly expenses from your net monthly income (after taxes), and you’ll have a rough idea of what you afford to pay toward a mortgage each month. When you add up your monthly expenses, include everything but your current rent payments — you won’t have a rent when you buy a home. Be sure to account for entertainment / leisure expenses, retirement and savings contributions, and whatever debts you currently have. Subtract these expenses from your monthly income, and use that figure as a monthly limit for your mortgage. Do not exceed that maximum amount, even if a lender approves you for more. Stay within your budget!&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;&lt;strong&gt;3. How do I apply for an FHA loan?&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;Let’s start with a quick definition. An FHA loan is any home loan that’s insured by the Federal Housing Administration, which is part of the Department of Housing and Urban Development / HUD. The FHA does not actually make loans to consumers — rather, they insure the loans made by primary lenders.&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;These loans offer certain benefits to first-time home buyers. Lenders receive guaranteed repayment from the federal government, even if the homeowner ends up defaulting on the loan. This government backing makes it easier for home buyers to qualify for FHA loans. You don’t have to put as much money down (as little as 3.5%), and your credit score doesn’t have to be perfect. That’s the primary appeal of FHA home loans.&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;To apply for an FHA loan, you would need to start on the FHA website. From there, you can find a list of FHA-approved lenders in your area, and you can apply for the program directly through those lenders. You can actually start this process through either the HUD or the FHA websites. How do I get pre-approved for a mortgage loan?&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;It’s wise to get pre-approved for a mortgage loan before you start house hunting. It helps you limit your search to the types of homes you can actually afford. Sellers will also take your offer more seriously if you have your financing lined up. Fortunately, it’s a straightforward process. Just contact your chosen lender and tell them you want to get pre-approved for a mortgage. They will set up an appointment and tell you what to bring (W-2 statements, bank statements, pay stubs, etc.).&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;Afterward, the lender will tell you how much they are willing to lend you, based on your financial situation. They’ll also give you a pre-approval letter with the same information.&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;&lt;strong&gt;5. Should I choose a fixed or adjustable-rate mortgage?&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;A fixed-rate mortgage keeps the same interest rate over the entire life of the loan. On the contrary, an adjustable-rate mortgage (ARM) has an interest rate that will adjust or “reset” every few years. These days, most ARM loans start with a fixed rate for a certain period of time, typically three to five years, and will start adjusting after that. During the initial fixed-rate period, an ARM loan will usually have a lower rate than a regular fixed-rate mortgage. This is why some home buyers choose ARM loans in the first place — to get a lower rate, and thus a smaller mortgage payment each month.&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;I generally recommend fixed-rate mortgages for people who are going to stay in a house for a long period of time, more than a few years. The only time I would even &lt;em&gt;consider&lt;/em&gt; an adjustable / ARM loan would be a short-term residency, where I knew I would be selling the home within a few years. For example, I did my final military tour in Maryland, and I knew I’d be moving out of the state after two years. So I used an ARM loan to get a lower interest rate, and I sold the home long before the three-year point where it would start adjusting. This is the only type of situation where I recommend the ARM loan. For long-term residency, I recommend a fixed-rate mortgage for predictability.&lt;/span&gt;&lt;/p&gt; &lt;p&gt;&lt;span style="font-size:100%;"&gt;You should learn everything you can about fixed and adjustable mortgages, and choose the one that best suits your needs. Buyers can find a home with income unit in almost any price range and in every neighborhood. I found a great property for a recent buyer, who wished to find a single-family invest property under $200,000. Instead, we found a duplex well under $300,000. Twice the house!&lt;br /&gt;&lt;br /&gt;Some people see cons to living in the main part of the home and renting out the apartment. You definitely give up privacy, even with the best tenants. From our previous outings she's narrowed down her choices to five (and will narrow it further before making an offer on one of them).&lt;br /&gt;&lt;br /&gt;Her top five (in no particular order), have been on the market for 10, 48,82, 114 and 375 days respectively. The one on the market for 10 days has had no price reductions, while the one on the market for 375 days has been reduced three different times and is currently at 85% of its original asking price.&lt;br /&gt;&lt;br /&gt;Her question as she is mulling over her Purchase Offers:  To what degree does "Days on Market" relate to "Percentage of Asking Price to Selling Price"?&lt;br /&gt;&lt;br /&gt;In our market, residential, 1-4 family homes the current quarterly median List/Sell ratio 94,9%, just 1.3 points off last year's; and the Days on Market is currently 122, up 12 days from last year.
